Description

The thing that stops most people from building is never the house. It is the year that comes before it, the soil testing and the septic engineering and the permitting, all of it paid for months before anyone can tell you whether the answer is yes. Here, that year has already happened, and someone else already paid for it. These 2.5 acres come with an engineered plan in hand. Perc tests and deep soil tests completed, a septic system designed and detailed for a three bedroom home, the driveway located, the house footprint sited, and a water service connection drawn straight to the municipal main at the road. This is not raw dirt and a hopeful survey. It is land that has already answered its own questions, which means you skip the anxious part entirely and go directly to the good part, the part where you decide which way the house faces and where the morning light lands. Then there is the road, and the road may honestly be the whole thing. Otterkill Road is what people are picturing when they say they want to live in the country, and it is what they almost never actually find. It bends and rises through Mountainville under old trees, quiet without being isolated, with enough neighbors that you always know where you are and enough distance between them that no one is ever looking in your windows. There is a physical thing that happens when you turn onto it after a long day. Your shoulders come down. Your breathing changes. Whatever you were carrying on the drive up loses its grip somewhere in the first quarter mile, and by the time you reach the driveway you are already somewhere else. That is not a feature anyone can build into a house. You either have the road or you do not. Come around the corner and the Moodna Viaduct opens up in front of you, that impossible iron trestle stretched across the valley, the kind of view people pull over for. You will get it on the way home instead. Saturdays out here are close to unfair. Storm King Art Center is about 5 minutes away, so 500 acres of sculpture and open field becomes a spontaneous decision rather than a planned trip. Schunnemunk Mountain State Park is right there for the ridge hike with the long valley views. Black Rock Forest and the Hudson River waterfront in Cornwall-on-Hudson are both about 15 minutes, and Woodbury Common is close enough to be convenient and far enough to be forgettable. This is also the Cornwall Central School District, which is the reason land in this pocket almost never comes up and disappears fast when it does. That alone puts a floor under what you build here. The rest is easy. Municipal water at the road takes well drilling and water testing off your list completely. Electricity is available at the street. The Salisbury Mills-Cornwall station on the Port Jervis line is roughly 10 minutes out, and Manhattan is about 55 miles south, so none of this costs you your connection to the city. Buying land usually means buying a question mark and hoping the engineering comes back in your favor. This is the other version, where the plan is drawn, the tests are passed, the water is at the road, and the only decision left is the one you actually wanted to make. Walk it once and you will already know where the porch goes and which way it faces.
